Who you choose as a property manager can make or break your investment, selecting the perfect property manager is a major investment decision, after all you’re putting your hard work in their hands. So you need to set a guideline of questions that will help you out in choosing the potential property manager.
1.) Are you available 24/7?
- There will be times a tenant may experience an emergency or crisis, you need to have somebody who is readily available anytime of the day. Choosing a property manager whose plate is already full may not be a good idea, any issues concerning the property should be addressed immediately.
2.) What do you do with a problematic tenant?
- There are 2 kinds of tenants: the amiable ones and of course the problematic ones. The potential property manager should know how to deal with the problematic ones, well that’s one of the reasons you’re getting a property manager so you don’t have to deal with that kind of hassle. Look for someone who can empathize with them, but firm enough to deal when the tough gets going.
3.) What is your basis in choosing tenants?
- Since the potential property manager will be the one doing the selection process in choosing tenants, you have to be in sync with the potential property manager. You need to make sure that you are in agreement with the property manager to avoid conflicts in the future
4.) What is your experience in the Property Management industry?
- It won’t hurt if you choose someone whose already proven and tested in this field, not necessarily the one with the longest experience. The important thing is they already have a good reputation in the industry, someone you can trust and rely on.
5.) What is your plan regarding maintenance and repairs?
- Handling maintenance issues can be difficult and expensive. That’s where a good property manager comes in. Somebody with the right experience and contacts will easily remedy any situation your property will be into.
These are only a few of the questions you can ask your potential Property Managers. In the end it’s all about being in agreement with your vision for your investment. So choose wisely.
